Everything you’ll need to get pre-approved (and avoid delays!)

Getting pre-approved is the first real step toward buying a home—and being prepared can make the process faster, smoother, and less stressful.

Use this checklist to gather everything your lender may ask for:


✅ Basic Information

  • Government-issued ID (Driver’s license or passport)

  • Social Security Number

  • Current address (2-year history may be required)

  • Contact information


💼 Employment & Income

  • Last 30 days of pay stubs

  • Last 2 years of W-2s

  • Last 2 years of tax returns (all pages)

  • Employer contact information

If self-employed:

  • Last 2 years of personal AND business tax returns

  • Profit & Loss statement (year-to-date)

  • Business license (if applicable)


💰 Assets (What You Own)

  • Last 2–3 months of bank statements (all pages)

  • Retirement accounts (401k, IRA, etc.)

  • Investment accounts (stocks, crypto, etc.)

  • Gift funds letter (if someone is helping with down payment)


💳 Debts & Credit

  • List of monthly debts (credit cards, loans, etc.)

  • Student loan statements

  • Auto loan information

  • Bankruptcy or foreclosure documentation (if applicable)

    • Rent payment history or landlord contact

    • Mortgage statement (if you currently own a home)


    ⚠️ Important “Life Situation” Documents (Often Overlooked!)

    • Divorce decree or separation agreement

    • Child support or alimony documentation (received or paid)

    • Proof of child support income (if using it to qualify)

    • Legal name change documentation

    • Trust documents (if assets are held in a trust)
